Several organizations supporting property owners have openly criticized New York City’s Mayor Zohran Mamdani, known for his socialist approach, stating that his policies unfairly target landlords. Mamdani’s campaign, which originally promised to freeze rents, has reportedly delivered on this pledge, alarming local property owners.
The Mayor has recently published a “Rental Ripoff Report,” claiming that New Yorkers are paying excessive rents without adequate returns. This report includes 23 proposals aimed at addressing the city’s rental issues.
Adding to the controversy, Mamdani’s administration has released a searchable database identifying affluent property owners potentially subject to a proposed pied-à-terre tax. Critics argue this move exposes the owners to safety risks and harassment.
The database, released by the city’s Department of Finance, enables users to search properties and access the names and addresses of owners whose non-primary residences might be taxable under the proposed legislation. A department spokesperson explained that state law mandates the publication of this property roll.
James Whelan, President of the Real Estate Board of New York (REBNY), expressed to Fox News Digital that Mamdani’s approach does not effectively solve the city’s housing issues.
“The Mayor’s report focuses on symptoms, not causes,” Whelan said. “Record-high rents are due to an insufficient housing supply, and many problematic conditions occur in heavily rent-stabilized buildings facing operational challenges.”
Instead of directly addressing these issues, Whelan added, the administration is unfairly stereotyping the property industry. He called for policies that would genuinely make New York more affordable by increasing and preserving housing.
Whelan critiqued the searchable database, warning that smaller owners will unintentionally be impacted.
“Publishing the database pre-tax enactment has only increased confusion,” Whelan noted. “The tax is broader and more complicated than what supporters claim. Policymakers need to consider many homeowners who could be unintentionally included.”
Ann Korchak, Board President of Small Property Owners of New York (SPONY), criticized Mamdani’s influence in a statement, focusing on his campaign’s strategies.
“From his campaign’s outset, Mamdani targeted property owners,” Korchak said. “Small owners maintain the city’s affordable housing and yet, he disregards our experiences, framing us as villains through political actions like ‘rental rip-off hearings.'”
Korchak accused the hearings of being mere political theater.
“These hearings had predetermined conclusions, akin to the Rent Guidelines Board mandating a rent freeze based on Mamdani’s directives,” she continued.
Korchak warned that Mamdani’s policies will negatively impact small businesses and immigrants.
“Mamdani’s housing strategy works against us,” she stated. “With rents frozen, operational costs soar. Many rent-stabilized buildings are already economically vulnerable, and his policies risk deteriorating conditions, potentially leading to illegal property seizures.”
Korchak concluded, “Mamdani’s pied-à-terre tax adds pressure, threatening those who have invested heavily in their properties, undermining community integrity.”
