Idaho Enforces Smaller Lot Sizes to Reduce Housing Costs

Idaho, known for its expansive open land, is implementing a new law designed to address housing costs and farmland preservation. The state now has the country’s smallest minimum lot size requirements for residential construction.

The legislation mandates that cities permit housing developments on lots as small as 1,500 square feet, given that certain criteria are satisfied. This size is slightly larger than half the area of a doubles tennis court.

The goal is to make homes more affordable by allowing for higher density housing in urban areas. Additionally, the measure aims to protect agricultural lands by curbing urban sprawl.

Local governments are tasked with enforcing this law and integrating these smaller lot sizes into their urban planning strategies. This approach reflects a growing trend among states seeking to combat rising housing prices and encourage efficient land use.
